To rent fast
- Realistic price: compare with similar active listings, not with what a neighbour asked a year ago. An inflated price costs empty months you never recover.
- Preparation: paint, deep cleaning, pending repairs and working utilities before publishing.
- Photos in natural light and a complete walkthrough. See Photos that sell and rent.
- Complete listing: rent, deposit, included utilities, pets, parking, minimum term and availability date. Questions a listing does not answer are viewings that never happen.
- Reply within minutes, not days. The first well-served applicant is usually the one who signs.
To choose well
- Written application with ID, employment and personal references, and a reference from the previous landlord.
- Verifiable ability to pay: proof of employment and salary, or bank statements.
- Good standing with the previous landlord: the Tenancy Law recognises it as a legitimate criterion (article 32).
- Viewing and interview: explain the condominium rules and confirm the number of occupants and pets.
What you cannot use to refuse
Article 32 of the Tenancy Law prohibits refusing to rent to a family with children and discriminating on grounds of race, political belief, social condition or nationality. Select on objective criteria and document why you chose whom you chose.
An orderly close
A written lease in triplicate, a security deposit with a receipt, a dated photo inventory and a signed key handover. See the lease agreement guide.
