1. Asking price: the one the market recognises
Price is the decision that most affects time on market. Compare with similar sold or active properties in the same area, not with construction cost or with what you need to receive. A professional appraisal helps, especially if the buyer will use a mortgage, because the bank will order its own.
2. Paperwork ready before listing
A serious buyer asks for documents in the first week. Have ready:
- The deed and a recent registry certificate from the Instituto de la Propiedad.
- Municipal tax clearance and paid-up utility bills.
- Survey or cadastral record.
- If there is a mortgage, the current balance and how it will be paid off.
- In condominiums, the rules and proof that fees are paid.
See Documents to sell a property.
3. Preparation
Visible repairs, light paint, deep cleaning and fewer personal items. Buyers need to picture their life there, not yours.
4. Presentation
- Professional photos in natural light, one per room, plus façade and surroundings. See Photos that sell and rent.
- An honest description: built and land area, year, condition, fees, the best features and what buyers will ask.
- A public approximate location; the exact one only once a viewing is confirmed. CARACOL does this for you.
5. Replies and viewings
Reply within minutes, offer wide viewing hours and qualify enquiries: mortgage or cash? pre-qualified?
6. Negotiation
Decide your minimum price in advance and what you can concede (handover date, furniture, costs). Formalise the agreement with a purchase promise. See the purchase promise guide.
