Photos that sell and rent: a practical guide

Natural light, a level landscape camera at chest height, tidy rooms and one photo per space. With that a property competes; without it, it loses viewings.

The first viewing happens on a screen. These rules work with a camera or a good phone.

Before you shoot

  • Tidy and declutter: fewer objects, beds made, spotless bathrooms, no cars in front of the façade.
  • Open curtains, switch on every light and clean the windows.
  • Avoid photographing people, licence plates or visible house numbers.

While shooting

  • Landscape, at chest height, camera level: vertical lines straight.
  • Natural light: façade with the sun behind you; interiors mid-morning or mid-afternoon.
  • From a corner, to show the whole room. Do not overuse wide-angle: it distorts and disappoints at the viewing.
  • One photo per room, plus façade, garden, view and surroundings.

Suggested order

Façade or best view, living room, kitchen, dining room, main bedroom, bathrooms, other bedrooms, outdoor areas, amenities and surroundings.

Privacy

Do not include photos that reveal the exact address. CARACOL strips GPS location data from images when publishing and shows only an approximate area until a viewing is confirmed.

What not to do

  • Edit to hide defects or change what is seen through the window.
  • Use photos of another property or stock images.

Photos must match what the visitor will find. It is the golden rule of CARACOL's listing policy.
