The facts, with their source

What Roatán is like

Our reading

CARACOL's opinion, built on the facts above

For a beach home with direct flights to North America: you arrive without going through the mainland.

For holiday rentals, demand rests on diving, beach and cruise tourism that already exists.

Life runs in English and Spanish, which is comfortable for buyers from abroad.

Areas of Roatán

West Bay and West End concentrate beach, diving and vacation rentals; Sandy Bay is more residential; French Harbour and Coxen Hole gather shops and services; to the east, Oak Ridge, Punta Gorda and Camp Bay are quieter.

What to consider

Being an island, Article 107 of the Constitution applies to anyone who is not a native-born Honduran: confirm the legal route with a notary before reserving. Check water, power, road access and, if you plan to rent, the condominium rules.

Worth knowing

It's an island: you arrive by plane or by ferry from La Ceiba, and anything from the mainland adds logistics.

Questions about buying in Roatán

How does CARACOL Real Estate help in Roatán?

CARACOL Real Estate publishes reviewed listings of houses, apartments and land in Roatán, arranges private viewings and supports owners who sell or rent. Each property's exact location is shared once a viewing is confirmed.

Can a foreigner buy property in Roatán?

It depends on the location. Article 107 of the Honduran Constitution reserves land within 40 km of the borders and coastline, and land on the islands, for native-born Hondurans (and wholly Honduran companies); buying urban property in those zones is governed by special legislation. Before signing, confirm with a Honduran notary which route applies to you.

What should I check before buying?

That the property is registered at the Instituto de la Propiedad in the seller's name and free of liens, that municipal taxes are paid and that the measurements match the survey. CARACOL reviews the published documents, but the deed is executed by a notary.
