Version 2026-09 · v1
Listing accuracy, verification and location
A CARACOL listing has to be useful for making a decision and safe for whoever sells or leases. These are the rules we follow to publish it, keep it current and remove it.
Before publication
- A CARACOL team member reviews every listing before it goes public: basic data, photographs, consistency between price, size and location, and the authorisation of the person presenting it.
- We ask whoever lists a property to prove their right to market it (owner, attorney-in-fact or agent with written authorisation).
What each verification level means
- Unverified: the listing was reviewed editorially, but documents have not yet been confirmed.
- Verified seller: we confirmed the identity of the person marketing the property and their relationship to it.
- Verified listing: in addition, we checked the main listing data against documents or a visit.
- Verified property: we reviewed the property's registry documentation.
Each listing shows its level and the date of the last review. No verification replaces the title search that the notary carries out before signing.
Keeping listings current
- Every published listing is reviewed periodically. If it is not confirmed as current, it goes back to review and may be removed from the site.
- The operational status (available, under offer, sold, rented, unavailable) is updated when the responsible person reports it.
- Sold or rented listings are removed from the public site manually or automatically after the period set by management.
Location and privacy
For the safety of owners and tenants, the map shows an approximate-area circle instead of the exact point. The exact address is shared once a viewing is confirmed. The exact location is only published when the owner authorises it and management allows it.
If you find an error
Write to info@caracolhn.com or use the listing's contact link. We review every report and correct or remove the listing as appropriate. If this English version and the Spanish version differ, the Spanish version prevails.
