Version 2026-09 · v1
Marketing authorisation
When you present a property to us for sale or lease, you authorise us to market it on the terms described here. The financial terms and duration are set in the brokerage agreement we sign with you.
What you authorise us to do
- Prepare and publish the property listing on www.caracolhn.com and on CARACOL channels (social media, email, partner portals).
- Receive enquiries from interested parties, qualify them and arrange accompanied viewings.
- Share the listing with verified agents in the CARACOL network, who act under our rules.
- Present offers to you in writing. No offer binds you: you decide whether to accept it.
What we never do without your express permission
- Publish the property's exact location.
- Put up signs on the property.
- Accept offers, receive money or sign documents on your behalf.
- Publish the price if you asked us to keep it private.
Exclusivity
The authorisation can be exclusive or non-exclusive, as agreed in the brokerage agreement. Under an exclusive authorisation, CARACOL is the only intermediary for the agreed period and commits to a more intensive promotion plan.
Fees
CARACOL's fees, how they are paid and when they become due are set in the brokerage agreement. CARACOL does not charge for publishing the listing: fees become due when the transaction closes, unless the agreement says otherwise.
Duration and withdrawal
The authorisation lasts for the agreed period and may be terminated under the agreement. When it ends, we remove the listing from the public site and our channels within five (5) business days, keeping the internal record the law requires.
Your commitments
- That the information provided is true and that you are entitled to market the property.
- To tell us immediately if the property is sold, leased or its conditions change.
- To deal through CARACOL with the interested parties CARACOL introduced to you, during the term and the follow-up period agreed in the contract. If this English version and the Spanish version differ, the Spanish version prevails.
